Commissioning is the process of systematically verifying that building systems are designed and operated according to design intent and optimum performance. With today’s complex buildings, systems are highly interactive with sophisticated control systems that can create a trickle-down effect on building operations. If equipment are not fine-tuned routinely, energy waste and reliability issues follow. The following items are indicators of potential equipment operational problems:

  • Different HVAC systems which simultaneously heat and cool.

  • Pumps with throttled discharges.

  • Equipment or lighting that remains on when not needed.

  • Improper negative or positive building pressure.

  • Unusual flow noises at valves or mechanical equipment.

  • Short cycling of equipment.

  • Variable-frequency drives that operate at unnecessarily high speeds.
